From the ground
- Look for slipped, cracked or missing tiles and slates
- Check the ridge line is straight with no gaps in the mortar
- Look at the flashing around chimneys and where roofs meet walls
- Check chimney pots are upright and the brickwork looks sound
- Look for sagging gutters, leaking joints and plants growing in them
- Check fascias and soffits for peeling paint, stains or gaps
In the loft
- Look for daylight coming through the roof
- Check timbers and felt for damp, stains or mould
- Make sure insulation is dry and not blocking the eaves vents
- Look at the chimney breast and party walls for tide marks
After heavy rain
- Watch whether gutters overflow or drip at the joints
- Check that downpipes are running freely
- Look for water sitting on flat roofs more than a day or two later
Jobs to book in
- Gutter clearing once or twice a year, more often near trees
- Moss removal where it is blocking gutters or lifting tiles
- A roof inspection every few years, or before buying a house
What not to do
Do not walk on the roof or pressure-wash tiles. Foot traffic breaks tiles and slates, and pressure washing strips the surface and forces water under the laps.
